6 Tips to Successfully Sell a Residential Property

There is nothing more rewarding than a client’s sweet yes. After all the long pursuits, this is the moment when you can finally cue in your victory song with fists high up in the air and knees on the ground. Well, perhaps not that dramatic, but I’m pretty sure every broker secretly feels that way underneath the professional composure. Closing a deal is truly a winding road to success.

Here are 6 ways on how to successfully close a sale:

  1. Dress to impress

You are the first thing your client sees. Make sure you look sharp and not tacky. Looking your best shows how much you give importance to your clients. Get yourself a freshly ironed polo or apply lipstick on your lips.

  1. Do not go to battle without a sword

This saying has been used countless of times yet its essence will always be relevant no matter what. Do not let a forgotten document spoil your transaction. You have to be ready with all the information you need. You should know the answers to your client’s inquiries.

  1. Put it down on paper

Ultimately, terms and conditions should be kept on file. It is one thing to hear, but another to see. Let your client have something to read just in case things get confusing. This creates transparency between you and your clients.

  1. Mind your manners

You may not mean to be rude, but your body language can say otherwise. During meetings and negotiations, practice the basic decorum as these are what most people forget. Stay connected with your client, do not use your phone during a viewing, listen eagerly and maintain eye contact. If the conversation becomes tensed, smile and address all concerns appropriately. The way you move can even set the atmosphere of the meeting so be relaxed even if you feel excited or irritable.

  1. Maintain professionalism

Be honest. Misleading and half-truth statements just to close deals are a big no-no. Misinformed clients will just give you a massive headache in the long run – think of financial and legal problems. Do not bad mouth your client’s other options. Your client will only see that as a weakness. Focus the discussion on the property being sold and highlight the benefits if you feel like the client needs more convincing.

  1. Treat every client as a VIP

Lastly, give every client an equal amount of attention and care. Clients can sense the authenticity of your service. Treat everyone as if they were your relatives. It will be easier because it’s innate for us to treat our relatives with utmost respect and genuine loyalty. With this kind of service, your clients are more likely to trust you. They might even refer you to others when they witness how excellent you are. Add a personal touch to your service to make it more memorable.

All of these are in one phrase every salesperson knows: “Sell yourself, not the product.” Your knowledge and expertise are the services they require after all. Keep these in mind and you’ll surely close a sale!
