12 Newest Residential Projects in Metro Manila by Top Developers
Early in 2019, experts predicted a high demand for condominium units in Metro Manila with several factors boosting the market. For one, the increase of POGOs in cities like Makati and Taguig not only drove the demand for office spaces upward but also for condominium rentals. Other factors include pharmaceuticals expanding their businesses in Metro Manila as well as BPOs, which have consistently kept condominium demand upward.
According to leading real estate agencies like Colliers and JLL, real estate investments in the Philippines will continue to attract in 2020. The market is growing at a sustainable pace, and though prices are increasing, the demand remains high.
Now as the year winds down, top residential developers have begun announcing their newest projects in various cities.
Here are 12 newest residential projects in Metro Manila that property investors can look forward to:
1. Parkford Suites Legazpi
A new high-rise residential condominium set to take residence in Makati City’s business district is Alveo Land Corp.’s Parkford Suites Legazpi.
The 35-storey building, located on the corner of Gamboa and Salcedo streets in Legaspi Village, Makati will offer 163 units in two-bedroom and three-bedroom units. The high-end tower is expected to boast hotel-like ambiance in its interior and an all-glass facade.
Project turnover is scheduled in late 2026.

2. Aurelia Residences
Rising along McKinley Parkway at the corner of 5th Avenue and 21st Drive in BGC is Aurelia Residences, which recently began pre selling in October 2019. The development, a project of the newly formed upscale developer Shang Robinsons Properties Inc. is the coming together of two companies collaborating on a majestic, world-renowned structure.
The units aren’t short of luxurious either. A limited collection of 285 homes, who design elements evoke the modern Italian concepts that are sure to mesmerize buyers. Available units will be two-bedroom, three-bedroom, and penthouse types in three towers.

3. St. Mark Residences
In June 2019, Megaworld Corp. launched St. Mark Residences. This 23-storey residential condominium in McKinley Hill will be one of the last projects in the 50-hectare township. Located beside the Venice Grand Canal Mall, the new residential tower offers 235 units ranging from studios, one-bedroom, two-bedroom, and three-bedroom units. It promises customized branded kitchen fixtures such as overhead and under-the-counter cabinets as well as full RFID access to all rooms.
The project is projecting completion in 2021.
4. Allegra Garden Place
DMCI Homes has begun construction of Allegra Garden Place, a new residential project along Pasig Boulevard in Pasig City. The estate will have two towers, namely Amina and Soraya, with 56 and 55 floors respectively. The condominium offers a mix of one-bedroom, two-bedroom, and three-bedroom units. With Allegra Garden Place, DMCI Homes looks to attract first-time homebuyers and young professionals working in nearby CBDs like BGC, Makati, Ortigas, and Eastwood City.
Turnover is scheduled in 2024.
5. Park Links North Tower
A joint project from Ayala Land Inc. and Eton Properties Philippines, Inc., Parklinks North Tower is a 35-hectare estate set to rise on either side of the Marikina River along C-5 road. A park 3-hectares large is expected to take center stage in this development. This park will give way for residents to enjoy picnics, bike lanes, and even dine riverside. The 55-floor tower will have 280 units with one to four bedroom configurations.
Each floor will have 4 to 8 units ranging from 70 to 306 sqm, all with balconies and floor-to-ceiling windows. The tower will also offer limited villa units, including its largest four-bedroom Sky Villa.
Turnover for Parklinks North Tower is targeted by 2025.

6. Cameron Residences
Another recently announced project of DMCI Homes is Cameron Residences in Quezon City. The Cameron Residences is a 45-level residential tower that will be situated along Mapalad Street and Roosevelt Avenue. The tower will have its own water refilling station and mailroom. Cameron Residences offers units with one to three bedrooms, with sizes up to 83 sqm.

7. Cirrus in Bridgetowne
Robinsons Land Corp. (RLC) recently announced its first township project called Bridgetowne in September 2019. Bridgetowne East is in Pasig will host mostly residential developments while Bridgetowne West is in the Quezon City side and will be home to business process outsourcing (BPO) buildings, a world-class shopping mall, and a five-star hotel.
Set to open in Bridgetowne East are two condominium towers – Cirrus and Velaris. At 40-storeys high, 1,500 studio units will comprise Cirrus, whose primary market are the BPO workers who will be working near the township. Meanwhile, Velaris will offer 500 units in one-bedroom, two-bedroom, and three-bedroom types. Velaris, a high-end, luxury project, is in partnership with Hong Kong Land Group (HKLG).
8. Velaris in Bridgetowne
A second project aimed to rise within Bridgetowne is Velaris, a high-end, luxury project in partnership with Hong Kong Land Group (HKLG). Velaris will offer 500 units in one-bedroom, two-bedroom, and three-bedroom types. Advertised to offer high-grade finishes and fittings, the project aims to provide the best city living experience. The project aims to have 3 towers in a 1.8-hectare parcel of land.

9. Aston Residences
Aston Residences is a 45-storey tower residential tower along Dominga Street recently launched by DMCI Homes. The project will offer one- to three-bedroom units covering 30 to 87 square meters. Located near Makati’s central business district and the Bay Area, while being a few minutes’ walk away from popular schools and colleges, Aston Residences aims to attract a market composed of students, young professionals, and families. Aston Residences’ amenities include a fitness gym, lap pool, kiddie pool, podium deck garden, entertainment room, play area, and a Sky Promenade.
DMCI aims to complete the project in 2024.
10. Sentrove
Expected to rise at the heart of Cloverleaf – Ayala Land’s pocket lifestyle and residential district in Quezon City – is Sentrove. A total of 519 units in two towers will be available at Sentrove, with cuts ranging from studio to three-bedroom types. The condominium will be a welcome addition to Cloverleaf’s dynamic development in recent years where it is now has established office towers as well as shopping and dining spaces.
11. The Grand Midori Ortigas
Launched in October 2019, the Grand Midori Ortigas is a joint project of Federal Land and Japanese architectural firm, Tange Associates. Inspired by Japanese concepts, the Grand Midori Ortigas will be the second development following its successful 35-storey twin project in Makati. With its high-end aesthetics and integrated indoor and outdoor amenities, the Grand Midori Ortigas promises value for money. The project offers unit these variations: studio, one-bedroom, two-bedroom and three-bedroom homes.
12. Kingsquare Residence
Launched just last November, the 34-storey Kingsquare Residences is Megaworld Corporation’s newest condominium development in Sta. Cruz, Manila. Kingsquare Residence offers 961 units ranging from studio, one-bedroom, and two-bedroom cuts, all with their own balconies. Units may also be combined to form into three to four bedrooms for big families.
The project is targeted for completion in 2024.
